Surrounding the site is a diverse mix of communities, and a truly unique array of different amenities and businesses. This is a wonderful part of the borough, and we think this site has the potential to deliver even more for this area.

The Council has also identified it as a place suitable for future development (see the 2019 Local Plan for reference) and in 2021 began consulting with local communities on a Design Brief for the future. This Brief was then adopted formally as an SPD (Supplementary Planning Document) in July 2022.

This Design Brief will shape our thinking for the site and we will be working closely with the Council and the local community on a new proposal for the area.

This proposal needs to complement and add life to Lots Road, meet the Council’s objectives and make better use of this long talked about part of the Lots Road neighbourhood.

We’re still at a very early stage in our design process, but we want to be clear from the outset that we’ll be respecting the Council’s brief which was shaped by local residents. We’re committed to delivering:

Space for the Lots Road Auction House to enable them to have the opportunity to come back to a new facility on the site

65 extra care homes for social rent for Kensington and Chelsea residents

New homes, including additional affordable homes for social rent and key workers
